Thank you for choosing Housemapper to conduct a measured laser survey of your property. This document outlines the scope, limitations, standards, and liability associated with our services to ensure clarity and avoid any misunderstandings.
Scope of Work
Our survey will include the following:
- Measured survey: capture of roofs, walls, floors, staircases, chimneys, etc.
- Services: General location overview of drains, heating, water, electrical installations, etc. (Note: These will not be tested for compliance with current regulations).
- Fixtures and Fittings: Location of windows, doors, cupboards, sanitary fittings
- General Items: Capture of paving, fences, boundaries, garages, and outbuildings as appropriate.
The survey will be conducted using a laser measurer and other standard tools. Our inspection will cover accessible areas without causing damage or undue difficulty. We will not move furniture, lift fitted carpets, or disturb insulation in roof spaces.
Limitations
- Non-Invasive: The survey will be non-invasive, meaning we will not bore holes or use special optical instruments to examine internal elements of the structure.
- Accessibility: Only areas that are safely and easily accessible will be inspected.
- Services: We will not test services in detail or verify compliance with regulations. Drainage inspection covers will not be lifted but marked where visible, but drains will not be located.
- Hidden Defects: We cannot inspect nor measure areas that are covered, unexposed, or inaccessible. Therefore, our report may be limited in identifying hidden items, defects or elements.
- Flats and Shared Buildings: For properties that are part of a larger building (e.g., flats, maisonettes, office suites), we will only measure those in the listed address that is booked and paid for. IE we will not do an elevation of a whole building that contains a subject flat unless specifically instructed to do so.
Standards
Our survey will adhere to the following standards:
- RICS Property Measurement Standards: Compliance with the latest RICS Property Measurement standards, including IPMS 1, IPMS 2, and IPMS 3.
- Accuracy: We will document the purpose, date, and methodology of the measurement, including tools used and any plans referenced.
Liability
- Confidentiality: Our product is in the first instance for your sole use and is confidential to you and your professional advisors. We accept responsibility to you alone for the stated purposes of the report.
- Third-Party Reliance: We cannot accept responsibility for any third parties who rely on the report without our explicit consent.
- Estimates: Any cost estimates provided for addressing defects are approximate and should be verified by obtaining detailed and fixed-price quotations before making any commitments.
- Professional Advice: Any views on the value or rental potential of the property should not be construed as professional advice. We recommend seeking the advice of a Valuation Surveyor.
Fees and Payment
- Payment Terms: Payment is due upon receipt of the invoice, at which point the drawings will be issued (please note the turnaround is approximately 4 working days for drawings so if payment is made prior to this the drawings may not be ready for immediate issue). If payment is not made within 14 days, we reserve the right to charge interest at a rate of 3% per month and additional fees for time spent recovering the debt.
Complaints Handling Procedure
In the event of a complaint, please contact Neil Wates via email. Our complaints procedure is listed here, and the email address is presented there. We will investigate your complaint fully and notify you of the results within a reasonable timeframe, stated on the website. If the complaint is not resolved to your satisfaction, it may be referred to the Centre for Effective Dispute Resolution (CEDR) or the RICS Dispute Resolution Service, depending on whether you are a private individual or a business.
Privacy Policy
We are committed to protecting your privacy. Any personal information you provide will be used solely for the purposes of conducting the survey and will be stored securely. We will not share your information with third parties without your consent, except as required by law.
